How the estimate works
The calculator multiplies the affected area by a per-square-foot rate that reflects how hard the material is to remediate. Surface mold on tile or sealed walls is cheapest; porous materials like drywall and carpet cost more because they're removed and replaced; structural involvement — framing, subfloor, sheathing — is the most labor-intensive. It then adds surcharges for black or toxic-appearing mold and for swamp-cooler or HVAC contamination, which spreads spores through ducts and multiple rooms.
